This is the biggest single line item and the one with the widest range. What you spend per bay depends on the launch monitor tier, the screen and enclosure, the computer, the simulation software, and the installation.

Entry-level bays ($10,000-$18,000 per bay). FlightScope Mevo+, SkyTrak+, or Garmin Approach R10 paired with a basic enclosure and projector. Functional for casual entertainment venues. This tier works for operators who prioritize volume over premium experience.

Mid-range bays ($20,000-$35,000 per bay). Uneekor EYE XO or QED, Foresight GC3, or similar overhead or photometric launch monitors. Commercial-grade enclosure, impact screen, quality mat, and a proper projector. This is the sweet spot for most commercial indoor golf facilities.

Space and lease costs

Indoor golf facilities need ceiling height above everything else. The minimum is 10 feet, and 10.5+ feet is preferred. Expect $8 to $25 per square foot annually in most North American markets.

Visibility matters less than you think. Most indoor golf bookings happen online, not from walk-in traffic. Some of the best-performing venues on our platform are in light industrial parks with low rent and high ceilings.

Buildout and renovation
